This high rise residential project was the winning entry in a limited competition by REL and comprises housing in Mira Bhayander, Mumbai. The design concept explored ideas for tropical development at high densities by creating sky courts at multiple locations, maximizing light, cross ventilation and views of the city and by using devices such as sun-screens, overhangs, and ample plantings on sky gardens.
The design examined the high-rise building as an urban object and as an envelope. 120 residential apartments are provided in a tower 25 storeys tall. There are 3 residential formats used – 2 bedroom apartments, 1 bedroom apartments and EWS apartments. Besides that there was also a format of small office- home office (SOHO) introduced.
Each of these formats are expressed differently to create a more interesting façade by giving functional advantages to the units. 3 facade elements were developed that mixed and matched modular functional elements – full height windows, planters and wooden screens. These were combined in certain patterns within each unit type to produce a visually complex urban object.
Voids (refuge areas) created within the building are emphasized. The architecture and landscape merge seamlessly, integrating living spaces into the sky gardens, terraces, balconies, planters and the views beyond.
