This high rise residential project was the winning entry in a limited competition by REL and comprises housing and office space in Powai, Mumbai overlooking the lake. The design concept explored ideas for tropical development at high densities by creating sky courts at multiple locations, maximizing light, cross ventilation and views of the lake and by using devices such as sun-screens, overhangs, and plantings on sky gardens.
The design looked at the high-rise building as an urban object and as an envelope. 66 residential apartments and approximately 40,000 sq ft are provided in a slim tower 28 stories tall. The lower four floors comprise the office block and the residences only start from the sixth level. There are 4 residential formats used – studio apartments, 2 bedroom apartments, 3 bedroom apartments and duplex level apartments. Each of these are expressed differently to create a more interesting façade by giving functional advantages to the units. 3 facade elements were developed that mixed and matched modular functional elements – full height windows, planters and wooden screens. These were combined in certain patterns within each unit type to produce a visually complex urban object.
Voids (refuge areas) created within the building are emphasized. The architecture and landscape merge seamlessly, integrating living spaces into the sky gardens, terraces, balconies, planters and the lake.
